A full planning application has been submitted for the development of 172 new homes on land at Dean Row Road, Wilmslow (ref. 25/2071/FUL). The proposal will form an extension to the existing Heathfield Farm development, developed by Taylor Wimpey. The masterplan
The proposed development will deliver high-quality new housing for residents of Wilmslow, which responds to the context of the site and the surrounding area. 30% of all homes will comprise a range of affordable housing suited to the needs of the community. Access will be provided from Bailey Road within the existing Heathfields Farm development. New pedestrian and cycling links will be provided to enhance connectivity in the area.
Existing landscape features will be retained where possible across the site and the scheme will deliver at least 10% Biodiversity Net Gain. New areas of public open space will be delivered, including new recreational space and a Locally Equipped Area for Play (LEAP).
Street scenes
The proposed development has been designed to integrate with the surrounding area and the traditional architectural styles found on dwellings in the vicinity of the site. The design of the development has been carefully considered to align with the Cheshire East Borough Design Guide.
The proposal comprises a well-integrated network of pedestrian and cycle links, ensuring connectivity across the proposed development and with surrounding destinations. Cycle routes have been proposed across the site between Dean Row Road and Brown’s Lane / Pinewood Road.
The incorporation of areas of public open space (POS) and green corridors into the scheme, as well as landscaping which will weave through the POS, will help to provide a more attractive street scene. The proposed POS extends 1.13 ha of public open space, which includes a Local Equipped Area of Play (LEAP), set within a wider area of public open space.

Homes proposed
The proposal includes the creation of a neighbourhood which integrates with the existing community. We are proposing a mix of detached, semi-detached and mews homes ranging in size between one and four bedrooms.
The total development will be comprised of 172 new homes, of which Taylor Wimpey is building 92.
The homes have been designed to have an attractive traditional design that respects the character of the local area and compliments the existing development to the north.

Connectivity
The development has been designed to showcase a highly permeable layout which encourages sustainable movement through pedestrian and cycle routes.
It will provide safe and suitable access for all users, with routes for pedestrians and cyclists within the site and connecting with surrounding Public Rights of Way, and access for vehicles connecting to the existing highway network. Connectivity links will include:
• Off-road cycle link provided through the site connecting Dean Row Road with Brown’s Lane.
• A network of green corridors will provide direct links through the site that connect it to the surrounding area.
• The existing Public Right of Way which crosses the site will be retained and incorporated into the site’s green infrastructure.
Ecology
Ecological features of interest include individual trees and potential foraging and refugia habitat for amphibians, breeding habitat for birds, foraging and dispersal opportunities for Badger and Hedgehog and potential roosting opportunities for bats.

Previous consultations
A public consultation took part as part of the planning application process. We distributed a leaflet to over 700 neighbouring residents. This allowed Taylor Wimpey to receive early feedback from local residents to help inform the detailed design stages, and allowing concerns and views to be taken into account in the evolution of the process.

News and updates
The planning application is due to be determined at the Cheshire East planning committee taking place in April 2026.
We anticipate that we will start construction of the first home in Summer 2026, subject to the approval being granted and clearing the conditional requirements of planning.
