Charnwood Chase

We are preparing plans for up to 357 new homes on land at Swinfen Vale, Bardon Hill, Coalville.

There will be a mix of one to four-bedroom properties and 8% of the total will be allocated as affordable housing. 

The development, which will be known as Charnwood Chase, will also include 1.6 acres of public open space. 

The site is part of the South East Coalville Sustainable Urban Extension (SUE), a development of approximately 2,700 homes.

Sharing our proposals with the local community is a vital stage in our development process. We will be holding a public consultation from 23rd January until 6th February 2025. This includes a public information session at Ellistown Scout Group, 33 Kendal Road, Ellistown, Coalville LE67 1EF, from 3.30pm until 7pm on 23rd January 2025.

Feedback will be used to shape our proposals ahead of the submission of a reserved matters planning application to North West Leicestershire District Council in February 2025.

Connectivity

The wider South East Coalville Sustainable Urban Extension (SUE) has been laid out with a strong landscaped framework that will encourage people to walk and cycle to local destinations. This comprises defined, legible streets, open spaces, distinctive areas of housing development and amenities. Our proposed development, Charnwood Chase, aligns fully with these principles.

The tree lined ‘Eastern Avenue’ runs parallel to the site’s eastern edge and provides connections around the three villages and to the strategic highway and cycle network.

A Public Right of Way runs diagonally across the site and is integrated into the wider pedestrian network for the new community. The pedestrian routes illustrated in the plan on this page give various routes through the green spaces, connecting a series of play areas along the way. 

A new Aldi supermarket has already opened directly to the south of the development and the new school and local centre will also be built in this area. The site lies adjacent to various employment buildings to the south and east in the Bardon area, including the large Amazon warehouse, offering access to employment opportunities.

There will be two vehicle access points to the south and east of the site, off Sence Valley Road. The A511 is a short drive away, giving quick access to the M1. 

Ecology

Protecting and preserving the natural environment, including valued landscapes and habitats, is a key priority. Our design process involves an evaluation of the site and how it relates to the surrounding area in terms of its character and setting

New trees, hedgerows and other vegetation will be planted to enhance the biodiversity of the area. Street trees running parallel to the primary roads will echo the National Forest.

As part of Taylor Wimpey’s Environmental Strategy we will be installing bird and bat boxes, bug hotels, bee bricks and hedgehog highways

Homes proposed

Our development is guided by the site-wide masterplan for the South East Coalville Sustainable Urban Extension (SUE), as well as a Design Code for the wider site. These approved documents provide the design parameters and guidance that are used to inform subsequent applications for reserved matters consent.

The design code states that a sense of place inspired by the National Forest will be established. Charnwood Chase will have a landscape-led character, with small ‘pocket greens’ planted with trees interspersed throughout the development.

The green corridors that run broadly east-west and north-south through the parcel create opportunities for homes facing onto green space. 

Homes will have a contemporary finish similar to the approved neighbouring developments, with predominantly red bricks and grey roof tiles, with render to feature plots.

Masterplan

The masterplan for the wider South East Coalville Sustainable Urban Extension (SUE) is landscape-led, designed to create distinctive new places for people to live and play within a site-wide green infrastructure.

The vision for the South East Coalville development is set out within the Design Code for the SUE, which states that a ‘sense of place’ will be established ‘inspired by the National Forest’.

Our site is bisected by two green corridors, splitting it into quarters. These corridors received reserved matters planning consent in December 2023 as part of the site enabling works, which included enhanced landscaping and pedestrian/cycle connections to the River Sence corridor. 

Previous planning applications

The site is part of the South East Coalville Sustainable Urban Extension (SUE), a development of approximately 2,700 homes which received outline planning permission in September 2016. This site is split into two halves, and our proposed development falls into the southern half known as Swinfen Vale.

The outline permission establishes the principle of the development, including technical considerations relating to highways and drainage. Our reserved matters application covers scale, layout, appearance and landscaping.

Amenities and facilities

The wider South East Coalville Sustainable Urban Extension (SUE) comprises approximately 2,700 new homes and community facilities. It is designed to enable residents to live, learn and shop on their doorstep thanks to on-site destinations such as a new local quarter, primary school and play areas.

Our development, Charnwood Chase, will comprise a range of homes to suit buyers with a range of different needs. This includes smaller two and three-bedroom properties for first time buyers, young couples and downsizers, as well as larger three and four-bedroom family homes.

Of the 357 allowance, 8% of the homes will be allocated as affordable housing, creating a mix of tenures. 

The new school proposed opposite the site, as well as the various play and recreation spaces within the wider masterplan, create opportunities for social interaction and foster community.

Should planning consent be secured, Taylor Wimpey will make significant financial contributions towards local healthcare and education.

Our public consultation will start on Thursday 23rd January 2025 and we will be holding a public information session on this date at Ellistown Scout Group, 33 Kendal Road, Ellistown, Coalville LE67 1EF, from 3.30pm until 7pm. People will be able to view our proposals and ask questions of the project team.

 

People will have until midnight on Thursday 6th February 2025 to provide us with valuable feedback ahead of the submission of a reserved matters planning application to North West Leicestershire District Council in February 2025.
