About the development
Phase 1b Site plan
Wolsey Grange is a thoughtfully designed new of homes which connects seamlessly with the local countryside and existing town. The development will be split into 3 phases. We’re currently selling homes on phase 1b and phase 1c, with contemporary homes thoughtfully designed with a mixture of red and buff brick and home designs that provide space to work from home.
Phase 1 and Phase 1b are separated by public open space. There's a pocket of green space in the centre of phase 1b featuring a retained oak tree and the play area is just a stone's throw away. Cycle paths and footpaths seamlessly connect the two phases at Wolsey Grange and also link to the footpath along the A1071 to the north.

Smruti and Shani fell in love with Wolsey Grange
Smruti shares their love for their new community: "We fell in love with Wolsey Grange for its perfect location. It offers a serene and picturesque environment while still being conveniently close to Ipswich town centre. The development is well-connected too, making commuting and accessing local amenities hassle-free.
"Our first impression of Wolsey Grange was great - the development is beautifully laid out and each home blends seamlessly into the surroundings. The show homes we visited were impressive, and really showcased the excellent craftsmanship and modern designs that Taylor Wimpey is known for. We knew straight away that Wolsey Grange would be the perfect place to call home!"
The couple chose a new build for comfortable modern-day living, as well as peace of mind: "We went for a new build as they offer contemporary designs and the latest features, which means our home is stylish, energy-efficient, and built to modern standards while also allowing us to personalise certain aspects of our home. Choosing a new build also gave us peace of mind too, as they come with minimal repairs and maintenance which is perfect for our family."
Smruti and Shani opted for the four-bedroom Manford: "Our home is spacious, well-laid out and comfortable. The open-plan living and dining area is a great space for entertaining and family time.
"One of the features we love most about the Manford is the abundance of natural light - the large windows throughout the house ensure that every room feels bright and airy, creating a welcoming and uplifting atmosphere. The master bedroom is one of our favourite rooms, providing us with a comfortable retreat where we can unwind and relax at the end of the day."
“We’ve recommended Taylor Wimpey to all our family and friends! As first-time buyers we’re thrilled with their exceptional quality and customer service, as well as the attention to detail and the friendly, professional approach of the team - they really made our experience positive and enjoyable every step of the way.”
Smruti and Shani added: “We’re absolutely loving life in our new home. It’s truly exceeded our expectations in every way and has quickly become our haven. The development holds a welcoming community-feel along with a peaceful environment, which is great for our little family. Overall, it's the perfect place to call home.”

Community Connections at Wolsey Grange
On the 21st June, families of Wolsey Grange hosted a street party, complete with food and entertainment, to welcome new residents to the development.
The residents of the development have established a strong connection with their neighbours and through the event new owners had the chance to get to know their community.
Danielle Brunning , Sales Manager at Taylor Wimpey East Anglia’s Wolsey Grange development, said: "We were delighted to support the residents in the Wolsey Grange neighbourhood to host this event. “The community has become well-known for its welcoming yet peaceful feel, and it is always wonderful to see new residents become a part of this lovely community. We hope everyone had a great time meeting each other and celebrating their move to Wolsey Grange!”
Supporting Ipswich Dementia Action Alliance
We have awarded £500 to Ipswich Dementia Action Alliance after being announced as the winners of our recent Community Chest competition.
Residents from in and around Ipswich were invited to nominate local, worthy recipients for a £500 prize, and after considering all entries, we proudly selected Ipswich Dementia Action Alliance.
Ipswich Dementia Action Alliance is a dedicated organisation working hard to bring positive change to those diagnosed with dementia and their families within Ipswich and the surrounding areas. Volunteers of the charity deliver local therapeutic weekly groups to support people with any level of cognitive decline or diagnosis. The charity also supports the community further by delivering information to local employers, organisations or groups on how to become a more dementia friendly environment.
Nicola Bradford, Chair of Trustees for Ipswich Dementia Action Alliance, said: “The charity is wholly reliant on donations from organisations, businesses and local people to provide our weekly Memory Cafe sessions. This donation will contribute to the costs of the trained dementia practitioner running the weekly sessions across Ipswich, our volunteer training and the hiring costs of the venues.
“Our Memory Cafe sessions provide both a welcoming and friendly active therapy session for those living with dementia, and we wouldn’t be able to continue to host these in Ipswich without these types of donations. We can’t thank Taylor Wimpey East Anglia enough for naming us the winners of their Community Chest competition.”
Celebrating our award winning Site Manager

The whole team at [development name] is passionate about building high quality homes and I’m delighted that our efforts have been recognised.
