Stoke Rise is located in Stoke Gifford and is part of the wider Harry Stoke development, which launched in 2013.
We submitted our detailed proposals for Stoke Rise to South Gloucestershire Council in March 2024. If these plans are approved, we hope to deliver 112 new high-quality and sustainable homes. A decision is expected August 2024.
The outline planning permission gave approval for a mixed use development of up to 1,290 homes, including an extra care facility, community facilities, provision of a mixed use local centre together with the supporting infrastructure and facilities, including new vehicular and pedestrian accesses, public open space and landscaping.
If our latest proposals are approved, Stoke Rise will bring 112 new homes, with 86 homes delivered as private housing and 26 affordable homes.
We plan to deliver a mix of one to five-bedroom homes that will suit a variety of buyers.
It is currently anticipated that the site will include a range of affordable homes, including social rent in a variety of sizes, type and tenure, from one-bedroom apartments to four-bedroom family homes.
Connectivity
Stoke Rise is located to the northeast of Bristol, in the jurisdiction of South Gloucestershire Council (SGC). The site boundary is adjacent to the Stoke Gifford Transport Link (SGTL) to the north, as well as future development to the east and south.
Future residents will benefit from the development’s close proximity to Bristol Parkway railway station. It also lies close to the M4 and M32, with great connections to the south-west, South Wales, London and beyond.
When you want to explore the surrounding areas, you can easily get to the local centres of Stoke Gifford and Harry Stoke, as well as Bristol Business Park, the University of the West of England (UWE) and the Ministry of Defence.
Drainage
The approved drainage strategy for the site utilises both new and existing pumping stations, as well as suitable storm attenuation ponds.
Access
The proposed development is set out in four blocks, which all connect to a central road that links to the main access point on Primary Street. This forms a loop which provides convenient access to all homes on the development
