Masterplan
The proposed site layout closely follows the approved illustrative masterplan, with subtle variations to improve permeability and to strengthen key frontages. Landscaping provides an important backdrop and ensures the development integrates into its surroundings as seamlessly as possible.
The perfect place to be
The site is well located for access into Chippenham which is a well-served market town with a number of facilities, including a train station on the Great Western Main Line, with services between London Paddington and the west country (via Bristol Temple Meads or Swindon). Chippenham also boasts two shopping centres and multiple food stores, such as Tesco and Waitrose. The areas surrounding the site boundary to the north and east are proposed for residential development. This site is known as Rowden Park Garden Village, which includes additional facilities such as a new local centre with shops, a new primary school and employment land.

Homes proposed
The architectural styling and materials take inspiration from the surrounding area, with a particular focus on creating two distinctive areas with individual character.The proposed house types have been designed in a way which is consistent with both existing and future residential development within the area, as well as local traditional properties.
Light Buff reconstituted stone will be the primary material used for most of the dwellings on the development. Red multi brick will also be used, whilst certain plots will have soft earth render, especially on key corner plots. Throughout the proposed site, grey tiles will be the only roofing material used.

Open space
The Reserved Matters application focuses on two areas of Public Open Space, including an attenuation pond, which are located in the south-east corner of the site.
There will be additional open space in the north-east corner of the site, which will become the location of a play area for local children.
As part of its obligations for development, Taylor Wimpey will make a number of contributions to the local services such as:

Connectivity
The application site is located approximately 2.6km south from the centre of Chippenham. The site is immediately east of Patterdown Road, which leads to the A350 to the south, and north of Bath Road, which leads into Chippenham.Situated on the edge of the town of Chippenham which is within the north-west of the region of Wiltshire. Chippenham lies approximately 32km east from the nearby city of Bristol and 138km west of London.
There are no existing Public Right of Ways located within the application site. However, prior to residential occupation, an extensive offsite footpath link will be constructed.
To ensure connectivity with surrounding residential areas, additional pedestrian and cycle paths have been proposed for the northern boundary, as well as the north-eastern corner of the site.
Drainage
The site is entirely within Flood Zone 1, therefore presenting no risk for potential flooding to the proposed development. Detailed information regarding the flood risk for the proposed site is provided in the Flood Risk Assessment (FRA) as submitted with the outline planning application.Ecology
In addition to habitat creation and enhancement within the landscape scheme, specific additional enhancements for sheltering, nesting and/or hibernating wildlife will be incorporated. In particular, measures to benefit bats, birds, reptiles and invertebrates are provided.We are providing bat tubes, a variety of Bird boxes, Hedgehog holes to garden boundaries and hedgehog access through all gates, Bee bricks, and bee hives (subject to local uptake), and finally, insect houses.
Previous use of the site
The site is approximately 4.24 hectares of mixed brownfield and greenfield land and its boundary is defined by hedgerows and interspersed trees, with field access gates at various points.The application site boundary has a distinctive shape due to the presence of several dwellings around the perimeter of the site, as well as various structures which relate to its previous use as a commercial nursery, located towards the eastern half of the site.
