Planning update:
We are preparing reserved matters planning applications for the first phase of the Eastern edge of the wider Hampden Fields development.
The application is for 370 new homes, with 25% of these being classed as affordable homes.
The Eastern neighbourhood will form a new gateway to Hampden Fields from the A41 Woodlands roundabout. This phase will also include a centrally located play area and two additional pocket parks.
It’s important to us that we listen to the views of the local community as we develop our plans. We held an online public consultation from Monday 19th August until midnight on Thursday 29th August.

Our consultation period ended at midnight on Thursday 29th August 2024 and all feedback will be considered before we submit our reserved matters planning application to Buckinghamshire Council in late 2024.

Masterplan
Our plans for Phase 1 East takes advantage of its surroundings with views and access to the SANG (suitable alternative natural greenspace) and open space which surrounds the neighbourhood. There will also be a series of well-connected green spaces, a centrally located play park and two pocket parks providing a unique setting and feature throughout the neighbourhood.
Hampden Fields local centre will create a focus at the heart of the neighbourhood, serving the wider community with direct access from the Southern Link Road (SLR).
The Eastern Neighbourhood is divided into three distinct areas: Fairway View, Hampden Hub and Chiltern Forest Way. The area we are focusing on for this particular consultation (Phase 1 East) is known as Chiltern Forest Way.
Chiltern Forest Way will include:
- Green spaces at the gateway entrance
- Apartment building on the corner
- Dwellings to face towards the SLR
- Green space to be defined with new hedgerow planting
- Feature trees to define gateway
Homes proposed
Our proposals include 370 new homes to meet local housing needs. Predominantly semi-detached and terraced dwellings.
The proposed mix of homes is:
- 1 & 2 bedroom apartments
- 2, 3 and 4 bedroom homes
25% of the proposed new homes will be allocated as affordable housing, in accordance with the outline planning permission and the requirements of Buckinghamshire Council.
The Eastern neighbourhood will be delivered in three phases - Fairway View, Hampden Hub and Chiltern Forest Way. This reserved matters planning application is for the first phase of the Eastern neighbourhood only and future phases will be subject to further, separate consultations.

Connectivity Connectivity We understand that a new development will have an impact on the existing community and we will carefully consider this as we develop our proposals. Connectivity between the application site and its surrounding context is at the heart of ourproposals. Legible connections within and through the development will mean that existing and future residents have ample
access to surrounding facilities.
The proposed pedestrian and cycle network(s) provide a wide choice of safe and direct routes and connectivity to key facilities, including the school and hub, the Gardenway and the SLR. All routes are connected to the wider network, with active travel routes and ‘active green networks’ to promote sustainable models of travel and active lifestyles.
We will carefully consider our plans to ensure a sufficient drainage strategy is put in place. Our proposals include a sustainable drainage system network (SuDs), which are designed to store and manage rainwater to ponds to the north of the phase.
Preserving and enhancing local wildlife is a key consideration when we plan and build new developments. The development has been designed to retain as much suitable habitat as possible, and additional suitable habitat is created to enhance the ecological value of the site.

The whole development site covers an area of 218 hectares and is currently greenfield land. Phase 1 East is 10.4 hectares.
Previous planning applications
The outline consent is for up to 3,000 new homes (including affordable homes), a new health centre, a care home, a nursery, two primary schools and a community building, off-site junction improvements and open spaces and landscaping.
Previous consultations and feedback
A consultation for the advanced infrastructure and first phase of new homes, open spaces and facilities was held in April 2023.
An online public consultation for the first phase of Hampden Fields East was held in August 2024.

That’s why we regularly donate time and money to local causes, and are passionate about investing in the areas we build. In 2023 Taylor Wimpey delivered 10,848 homes (including joint ventures) and contributed £405 million to local communities via planning obligations.
Open space
Ensuring our residents and the local community have access to beautiful green open spaces is a key consideration.
Landscaping within this phase will include a combination of mixed native hedgerows on the edge of the settlement and ornamental hedgerows within residential properties. As well as individual trees and pockets of trees at the edge of the development and smaller growing ornamental trees within residential properties.
There will be two pocket parks, which are rectangular and/or square in form and provide seating opportunities with hedging to the perimeter.
The community will be well connected to local green space and edible routes which are featured throughout the development. Key visual connections between the edge of the neighbourhood and the SANG to the north have been designed as wider, local streets and green connectors to draw in the landscape.
