In addition to the provision of much-needed new homes and public open space on site, a legal agreement, known as a Section 106 Agreement was approved under the outline application. This agreement will see us make the following financial contributions to Maidstone Council/Kent County Council:


  • £34,240 open space contribution, to be spent on land within one kilometre of the site or the unmade section of Oakapple Lane. We are proposing to include open space improvement works to Oakapple Lane as part of our reserved matters proposals, which allows the financial contributions from the site to be spent on other open space within 1km;
  • £277,765 education contribution towards the land and build costs of phase 2 of the Hermitage Lane Primary School;
  • £71,360 highway contribution towards the costs of improving the A26/Fountain Lane junction including a pedestrian crossing, and junction 5 of the M20;
  • £67,392 healthcare contribution towards the improvement (refurbishment and reconfiguration) of facilities at Barming Medical Practice;
  • £3,841 library contribution towards the cost of providing additional books at Maidstone Library; 
  • £2,400 community learning contribution, to be spent on the St Faiths Adult Education Centre;
  • £675 youth service contribution towards equipment required for youth workers and organisations covering west Maidstone.
