We are preparing a Reserved Matters application for 76 new homes as part of the wider Hampden Fields site.
Outline Planning Permission for the wider site was granted in June 2021 for a mixed-use development of up to 3,000 homes, alongside community facilities including a local centre, sports facilities, allotments, and a community orchard.
The parcel, WS7, already has Outline Planning Permission, which approved the overall number of homes and general location. A Reserved Matters application, like the one we are now preparing, provides the detailed plans for this part of the site, including the layout of homes, roads, landscaping, and other features. This ensures each phase is carefully designed and meets the needs of future residents.
In addition, we submitted a Reserved Matters application for parcel WN4 of Hampden Fields in Autumn 2025, which sits to the south of the permitted parcels WN1-WN3 and would will deliver a further 217 homes, subject to approval. The first phase of Hampden Fields is currently under construction, with show homes now open.
We recently invited the local community to review our emerging proposals for parcel WS7 and provide feedback. The consultation period has now closed and we would like to thank everyone who took the time to share their views.
We are currently reviewing the feedback received and finalising our proposals ahead of submitting a Reserved Matters application to Buckinghamshire Council.

Connectivity
New strategic routes have been added, named Gardenway and Greenway, to improve connectivity between Hampden Fields and the Woodlands development to the north east, and to support safe and efficient travel to schools and local centres. Pedestrian and cycle paths have been carefully considered to align with natural desire paths and existing rights of way, improving accessibility and flow.
Residents of Hampden Fields will enjoy excellent connectivity to the surrounding areas. The primary street network in the west neighbourhood forms a series of loops that branch out from Marroway Link Road, and the primary street in the east neighbourhood will link homes to the local centre for complete convenience.

Previous planning applications
Following this, Reserved Matters approvals have been secured for parcels WN1-3, and parcels ES3 & EN4. These parcels are currently under construction with the show homes due to launch later on in 2026.
These approvals support the phased delivery of residential development across the site and reflect the proposals’ alignment with planning conditions and local authority requirements.
