We have received Reserved Matters planning approval for residential development of up to 96 homes on Land at Round Oak Farm, Cheddar. The application includes the provision of 30% affordable homes, ensuring that local people are able to live and work in the local area. Planning permission was granted 13th January 2022.The land, which is accessed from Upper New Road is surrounded by countryside giving this development a lovely outlook for its mixed range of homes including 1,2,3 and 4 bedroom homes. This is in the form of maisonettes, terraces, semi-detached and detached homes with on-plot parking.
The site was granted outline planning permission from Sedgemoor District Council in May 2020. About the site About the site The proposed development site is located on the north western edge of Cheddar and is bounded by Axbridge Road to the north-east, Round Oak Road to the south and Upper New Road (A371) to the west.

We are currently preparing a layout for submission for the residential development which will be shaped by discussions with the planning authority.

Key elements of the proposed development will be as follows:

Provision of affordable housing (30%)
New vehicle junction access from Upper New Road
Additional pedestrian/cycle access via Road and Round Oak Road encourage and facilitate walking and cycling for local journeys
Car parking will be provided for residents and visitors, in line with Local Authority policy requirements and standards
Additional secondary and tertiary roads to provide access to outer edges of development
Two of children’s play spaces provided within public open space
Retention and protection of existing landscape and ecological features wherever possible including hedgerows, Holwell Rye through the centre of the site and marshland area in south-western corner
Additional planting to filter views of the development and respect the countryside setting.
We believe our proposals will carry wider benefits to the community beyond the provision of new homes. These benefits will include financial contributions that will be made towards the local community as part of our proposed development, in agreement with the relevant local authorities.
These will be in the form of a Section 106 Agreement and Community Infrastructure Levy (CIL) which totals to approximately £1.2 million. Further details of these contributions will be released once finalised with the council.
