We are preparing an outline planning application for up to 450 new homes on land south of Parkgate Road in Mollington, Chester. The proposals are to establish a masterplan for a residential development that will inform more detailed design layouts in the future.
Our plans will deliver a variety of new homes, with at least 45% designated to affordable housing. Accessing the site will be provided via two vehicular junctions and multiple footpath connections into surrounding communities, encouraging active travel. The creation of new public open spaces and nature-friendly landscaping will also help us to achieve a biodiversity net-gain of at least 10%.
There will be an online public consultation period from Monday 12th October until midnight on Sunday 1st November. All feedback received will shape our outline planning application, which we intend to submit to Cheshire West and Chester Council this Autumn.

Masterplan
Our proposals are seeking to provide a masterplan for future development of up to 450 new residential dwellings which will include:
- High quality, attractive and energy efficient homes
- Placemaking and design that consider the sites landscape setting and retention of existing trees and hedgerows
- The creation of new areas of public open space and allotments
- New play areas
- A biodiversity net gain of at least 10% achieved through nature-friendly landscaping and creation of new habitats
- Improved pedestrian routes

We are holding two public exhibition events on the following dates:
- Monday 19th October 2026: 2pm – 5:45pm at King George V Sports Hub Blacon Ave, Blacon, CH1 5BD
- Tuesday 20th October 2026: 5pm – 7pm at the Brook Mollington Banastre Hotel 1 Parkgate Road, Mollington, CH1 6NN
