An Outline Planning Application for up to 105 new homes with approval sought for access (with all other matters reserved) was submitted to Bath and North East Somerset Council on 24th March 2026 and registered on 27th March 2026 (Application reference 26/01208/OUT).

Location Location The site is located to the east of Keynsham and adjacent to Manor Road, Keynsham. It lies in close proximity to Wellsway School, Chandag Junior School and Two Rivers Primary School. Local roads and the B3116 provide links to Keynsham Town Centre and the National Highway Network (A4 Bath Road / Keynsham Bypass). The A4 is the main road between Bristol and Bath.
The site is sustainably located within walking and cycling distance to a range of local retail amenities, employment opportunities, schools, recreation grounds and places of worship.
In addition, the site is located a circa 25-minute walk to Keynsham’s railway station, which provides frequent direct services to Bristol Temple Meads, Bristol Parkway and Bath Spa. Existing bus services close to the site also provide connections to local and regional centres which will help to minimise travel by private car. Environment Environment Accessible green space for communities is important to us. This site presents a fantastic opportunity to provide a real boost to local wildlife and ecology through, new habitats and the planting of trees and hedgerows.
The attenuation area in the site’s northwest corner will look to include grassland and native structure planting tolerant of occasional wet condition.
The proposed play area and main public open space is located along the eastern edge of the site, which will form a focal green space. Transport Transport Vehicular access is proposed from Manor Road, at the south-western corner of the site. The access point onto Manor Road comprises of the continuation of the existing highway into the site.
The site offers future residents the opportunity to walk and cycle to nearby amenities. By providing internal routes and linkages to Manor Road and the A4 Bath Road via the approved residential development on land north of the site, the development will give priority to walking and cycling connections.
