The proposed development will provide much needed housing in the borough. This will also provide an economic benefit to the area as employment will be created both directly & indirectly. Local businesses will also benefit from increased footfall. The Highfield Farm development will have a legal agreement with the local authority called a Section 106 Agreement which covers any required improvements to the existing and local infrastructure and services as well as community projects.
We have also proposed an extensive open space, with footpath & vehicle links throughout, linking the development to the surrounding wider area. There is an existing Aldi supermarket adjacent on the adjacent Trinity Fields development. Along with the popular St. James Retail park located only 2km south of the scheme.
Our approach to the scheme is sustainable. With proposals to create a number of Sustainable Urban Drainage Basin on site which will hold rain water from the development. This will help alleviate flooding in the immediate vicinity. We are also proposing to plant an extensive landscaped buffer around the development which will provide a home for wildlife. We want to protect the natural surroundings of the development, which is why the existing watercourse is to be maintained and enhanced & the trees to the parameter of the development are to be retained.
