Peel L&P secured a hybrid planning permission at Hazelhurst Farm (ref. 23/81719/HYBEIA) in October 2025. This hybrid permission consists of a full permission for 155 homes as well as outline permission to build up to 245 homes. Taylor Wimpey is excited to deliver the section of the site with outline consent, on which we are proposing 175 homes. The scheme as a whole will consist of 330 new homes as we are partnering with Story Homes to unlock this exciting opportunity.
Taylor Wimpey and Story Homes are excited to work in partnership and bring forward this important development which will deliver much needed affordable and open market homes in a sustainable location. The site has been allocated for residential development in the Places for Everyone Plan for Greater Manchester which was adopted in March 2024 and forms part of the development plan for Salford. We are excited to provide this much needed residential development whilst providing a landscape-led and community driven scheme which will benefit all.
Access to the development will be achieved through Hazelhall Close, Cartmel Grove and Richmond Drive. The development will bring many benefits to the local area, including the opportunity for the construction of a new Primary School, new public open space and the provision of new shared infrastructure including foot and cycle ways which will enhance accessibility to existing transport links.

Taylor Wimpey will be contributing 175 new homes to the wider landscape-led development which will provide a total of 330 new homes. The overall scheme is just as important as the homes provided and therefore, we will ensure the development integrates with the existing community. It will provide sustainable connectivity links through new cycle and footway links, as well as incorporate areas of public open space and green corridors. We will be providing financial contributions to improve the existing local area and help sustain the important facilities that are at the heart of this community.

Homes proposed
Taylor Wimpey is proposing to develop 175 new homes. These will include a mix of detached, semi-detached and mews ranging in size between one and four bedrooms. Of these homes 35 will be affordable homes for sale and rent and will meet the needs of people that the open market cannot.

The site is allocated for residential development in the Places for Everyone Plan for Greater Manchester which was adopted in March 2024 and forms part of the development plan for Salford.

Taylor Wimpey is excited to deliver the section of the site with outline consent, on which we are proposing 175 homes. This outline permission established the principle of development onsite. Taylor Wimpey are now preparing to submit an application to seek approval for the layout, scale and appearance of our homes and the landscaping proposals.

These contributions will total £1,205,000 and will be spread accordingly:

In addition to the above, Taylor Wimpey will also be providing an additional off-site affordable housing contribution of £6.8 million.
In the local area the contributions will replace the flooring and infrastructure to allow sporting activity to continue in the Beesley Community Centre. They will provide community access to the Moorside Playing Fields, improvements to the access and infrastructure at Worsley & Wardley Woods as well as aiding improvements to the Worsley Leisure Centre. Moreover, the contributions will facilitate improvements at the Worsley Village Library and Worsley Village Hall.
The education contribution could be used for delivering the potential onsite education provision and/or distributed to schools located in Boothstown, Worsley, Ellenbrook, South Swinton, Little Hulton and Walkden.
Additionally, the development will generate (approx.) £333,844 in council tax receipts per annum for the Borough of Salford. This only includes payment of the homes from the Taylor Wimpey development.

Highways
The development will see highway improvements through the enhancement of existing, and the inclusion of new infrastructure. Our development alongside Story Homes will facilitate improvement works at the following highways/roads:
• The Worsley Road approach will be widened towards the eastern roundabout of junction 13 of the M60
• White lining at the junction with the A580 and the East Lancashire service road
• The introduction or reinstatement of junction protection marking where appropriate
• Provision of crossing facilities on the A580, Moorside Ride (north) and Moorside Road (south)
• The provision of pedestrian and cycle ways from the A580
• A scheme of footpath improvements and the creation of crossing improvements on Greenleach Lane
• Bus Stop improvements will be made on Greenleach Lane., Moorside Road and the A580

The Reserved Matters Application: Will be submitted in early 2026, following pre-application engagement with Salford Council.

Planning Committee: We anticipate the application will be determined by the Council’s planning committee in Autumn 2026.
