We are currently preparing a comprehensive planning application for the development of approximately 214 homes, ranging from two to five-bedroom homes. This development is proposed on land located at Tyneview Park, Whitley Road, Benton, Newcastle upon Tyne, NE98 1BA. The site and offices were formerly occupied by the Department for Work and Pensions (DWP).
Located to the south of Whitley Road and west of Blue Flames Sporting Club, Whitley Park, the site offers excellent connectivity to local facilities in Benton and City wide facilities in and around North Tyneside and Newcastle upon Tyne.
The housing development is complemented by thoughtfully designed open spaces within the site, with existing landscaping retained and enhanced around the edges of the site. The proposal includes using the existing improved access entrance from the A191 Whitley Road with priority pedestrian routes provided throughout the development, linking to local footpaths, cycling routes and all local facilities.

Drainage
Comprehensive investigations and surveys are currently underway, which will culminate in a detailed flood risk assessment and surface water drainage strategy. These measures are designed to ensure that an appropriate and effective drainage solution is implemented for the development.
Ecology
Retaining and enhancing the natural environment is central to our approach in developing new projects. We are conducting extensive ecological surveys to identify any constraints within the site and to inform the proposed biodiversity strategy and landscape design.
Efforts will be made to retain key features where possible, and enhance with additional planting introduced to reinforce existing natural buffers. Our proposals include the creation of various functional ecological enhancements, such as new habitats, bat, bird, and bee bricks/boxes, and measures to promote pollinator-friendly environments.
