We are preparing a detailed planning application for a development of 180 homes on land at Romanby Grange, Northallerton. Located 1.5km from the centre of Northallerton itself, Romanby Grange will provide access to local amenities and transport links, generous areas of open space, and modern, energy efficient homes to suit every lifestyle.
Gathering the views of the local community is a crucial stage in the development process, and we are holding a public consultation event to give residents a chance to share their feedback. The comments received will help to shape the planning application before it is submitted to North Yorkshire Council (Hambleton) in summer 2026.
A public consultation event will take place at Northallerton Town Hall (The Upper Hall), High Street, Northallerton DL7 8QR on Thursday 2nd July 2026 from 3pm to 7pm. If you are unable to attend, you can download a copy of the consultation boards here.

Masterplan
Our masterplan for the development includes 180 high-quality and energy-efficient homes comprising a mix of 1 to 5-bedroom homes. The mix will include bungalows, 2 storey homes, and 2 and a half storey homes, with 30% of properties provided as affordable housing.
Street scenes
Romanby Grange incorporates high-quality street scenes across the site, providing the perfect balance of accessibility and privacy. Carefully planned boundary treatments such as timber fencing, hedgerows, and brick walls on corner plots will enhance the aesthetic of each street, whilst ensuring the development reflects and enhances the local character of Northallerton.
Homes proposed
Our plans for Romanby Grange include 180 homes, 54 (30%) of which will be designated as affordable housing. There will be a range of house types available, including bungalows, 2-storey homes, and 2 and a half storey homes. The homes will be constructed using red and buff brick, as well as render at key locations - this palette will reflect the area’s local character and vernacular, whilst creating a cohesive development that retains its individuality.
The proposed mix of house types meets the local housing needs and suits a wide range of buyers, which will help to create a balanced, inclusive, and welcoming community at Romanby Grange.

Connectivity
The Romanby Grange development will benefit from excellent connectivity, with carefully planned walking and cycling routes offering easy access to the surrounding areas or simply a chance to enjoy the outdoors - National Cycle Route 71 is a great way for residents to explore the surrounding area. The development will be served by a convenient bus service from Harewood Lane, which is a 10-minute walk away, offering regular services to Northallerton town centre, Bedale and Leeming Bar.

Drainage
Our proposals include plans for a Sustainable Drainage System (SuDS) to manage surface water naturally and enhance landscape features whilst reducing flood risk. Thoughtfully selected landscape features will create attractive natural scenes around the development, provide safe habitats for pollinators and support local ecosystems.
Ecology
From the green open spaces around the development to the landscaping features around each home, the natural environment will play an important role in Romanby Grange. Where possible, existing hedgerows will be retained, and we will introduce landscaped buffers to the southern and western boundaries of the development in order to soften the transition to the surrounding countryside. Landscaped features will also help to enhance the SuDS.
As with all our developments, we aim to deliver measurable Biodiversity Net Gain (BNG) at Romanby Grange. We will achieve this through a strategy of high-quality planting and long-term management, helping the landscape and natural habitats to grow, evolve, and improve.

Open space
Our proposals include a network of open green spaces around the development, offering places for exercise, outdoor relaxation, and creating an attractive, walkable environment for residents. There will be a looped walkway around the perimeter of the development to help residents and the wider community stay active.
A thoughtfully designed Public Open Space will sit at the heart of the development, which will be overlooked by surrounding homes in order to provide a safe level of natural surveillance and encourage community interaction.
