North Leamington

We are preparing an outline planning application for a new development of approximately 1,100 new homes and community facilities on the northern edge of Leamington Spa, on land west of Kenilworth Road. 

The site is proposed for housing allocation for Warwick District Council in the emerging South Warwickshire Local Plan (site reference SG06).

Our proposals include a variety of homes, including affordable housing and a range of community facilities such as a new primary school, a new foodstore to serve north Leamington, a local centre, sports pitches and extensive landscaped public open spaces.

We are also hosting an in person consultation event on Thursday 4th June 2026. Visitors will have the opportunity to view our plans and have their questions answered by our project team.
