Homestead View is an allocated consortium site in the Rugby Borough Council’s Local Plan to deliver circa 5,000 new homes, employment opportunities and new infrastructure.
We are working with Rugby Borough Council, the local planning authority, Warwickshire County Council, the county planning authority, Homes England and other consortium members on our plans for the development of a new community at Homestead View in Rugby.
The overall allocation will deliver circa 5000 new homes including 1, 2, 3, 4 &5 bedroom properties, and we will be building a proportion of these houses, which will be perfect for first time buyers, couples, young and growing families and downsizers alike.
Our development will benefit from the wider new infrastructure being provided including two new primary schools, a secondary school, a new highway infrastructure, 35 hectares of employment land and a new district centre including a GP surgery and retail outlets. Our plans also include new walking and cycling routes, as well as high quality public transport services to Rugby Town Centre.

Planning updates
We have submitted a Scoping Report for an Environmental Impact Assessment (EIA) for land between Alwyn Road and Cawston Lane which is allocated for housing development and forms part of the wider South West Rugby allocation in Rugby Borough Council’s Local Plan.
The submitted Scoping Report requests a Scoping Opinion from Rugby Borough Council to confirm the parameters of the EIA that will accompany the future planning application for this land parcel. This is the first stage of the planning application process.
Our proposals are in the early stages of preparation and have not yet been finalised for submission to Rugby Borough Council for approval. We will engage proactively with the local community to develop our plans prior to the submission of our planning application.
