We are preparing a full planning application for a new residential development of up to 178 homes on land to the North of  Lindridge Road, Sutton Coldfield. 
 
This site is allocated for Residential Development in the North Warwickshire Local Plan (adopted in September 2021). 
 
The public consultation closed on 30th April and all comments are now being reviewed and will be taken into account in finalising our planning submission.

Masterplan

We want to create a thriving new community in Sutton Coldfield. 
Our plans include a range of one to four-bedroom properties, including bungalows. 40% of the homes will be allocated as affordable housing. 
 
Access to the site will be from Lindridge Road. We will also create new areas of public open space, including enhanced landscaping and planting to improve biodiversity.

Homes proposed

Our proposals include up to 178 homes, comprising one to four-bedroom properties. 
The majority of the houses will be two storeys high, with some single storey bungalows. There will be a mix of detached, semi-detached and terraced designs, giving options for a wide range of buyers.

Drainage

This development will incorporate SUDS. The proposals include an attenuation basin to the North of the site. 

Ecology

Preserving and enhancing local wildlife is a key consideration when we plan and build new developments. Ecology surveys have been carried out and reports will be included in the planning application. 
 
Within this development we will incorporate measure to benefit wildlife such as a Bug Hotels, Insect Friendly Planting, Bee Bricks, Bird and Bat Boxes and Hedgehog Highways.

The site is former agricultural land. The site was allocated for development within the North Warwickshire Local Plan which was adopted in September 2021.
