Masterplan
The masterplan shows proposals for 110 new homes, as well as areas of green open space, as well as a dedicated ecological area.
Homes proposed
Our proposals include plans for 110 new, high quality homes, ranging from 1-bedroom apartments to 5-bedroom houses. The homes will be designed to national space and accessibility standards, and they will adhere to the council’s design requirements to ensure they accurately reflect and respond to the character and context of the local area.
The exact mix, type, and tenure of market and affordable dwellings will be finalised as the development progresses.
About out proposals
Connectivity
Our proposals include plans for vehicular access from Chester Road, which will include a pedestrian footway that links the existing network on Chester Road to the north of its junction with Rookery Drive. This will mean pedestrians, cyclists and vehicles all have safe and sustainable access to the development.
Existing infrastructure is good, with pedestrian and cycle links within easy reach, as well as a reliable bus service from the centre of Tattenhall to Chester every 60 minutes. Nearby, the A41 offers direct routes to Chester, as well as the M53 and M56 motorways. Chester Railway Station is 6.5 miles away.
Ecology
We are committed to preserving and enhancing the ecology of the site wherever possible. We are using a landscape-led design to ensure that we retain natural features like trees, hedgerows, and movement corridors, as well as a dedicated ecological area to the north of the site. Overall, we aim to deliver at least 10% biodiversity net gain.
About our approach
Previous use
The 6.9ha site is currently identified as open countryside in the Cheshire West and Chester Local Plan, which makes Tattenhall a ‘Key Service Centre’. This means that it should be the focus of new development in the Borough after Tier 1 settlements are considered.
Open space
Our proposals contain plans for public open space, which includes recreational areas, an allotment, and a trim trail, all of which can be used by new and existing residents alike.
