Fox Wood Garden Village forms part of the wider Halsnead Garden Village, which was allocated for a mixed-use development of around 1,600 homes in the Knowsley Local Plan Core Strategy in 2016 and granted Garden Village status in 2017. We are already delivering homes at Fox Wood Garden Village and have now submitted proposals for a further phase.
Our plans include new family homes, public open space, landscaping and sustainable drainage, designed to connect with the surrounding community. Before submitting a planning application, we are inviting local residents and stakeholders to view the proposals and share their feedback.
Our online consultation has now ended as the application has been submitted to Knowsley Council.

Masterplan
In total, 190 new homes have been submitted for planning, comprising a mix of 3, 4 and 5-bedroom house types to suit all needs, and constructed in line with the latest building regulations.
Our proposals will deliver high quality new housing for residents of Whiston, responding to the characteristics and constraints of the site and reflecting the framework set out in the Halsnead Garden Village Masterplan and Design Guide. The proposals have been carefully considered and are informed by detailed technical assessments and background evidence.
Homes proposed
The new homes are being designed to reflect the character of the local area, ensuring the development is in keeping with existing houses nearby.
Our proposals include a range of three, four and five-bedroom homes, providing options for first-time buyers, growing families and those looking to remain in the area.
In line with Taylor Wimpey’s commitment to building a more sustainable future, the homes will follow a ‘fabric first’ approach, incorporating high levels of insulation, energy-efficient lighting and appliances, and water-saving features to help reduce energy use and household bills. Materials will be carefully selected to complement the surrounding area, including the use of timber from certified sustainable sources only.

Connectivity
The site is located within the wider Halsnead Garden Village site, to the south of Halsnead Park and to the north of the M62, forming part of the planned expansion of this new community in Whiston.
Vehicular access is proposed from the existing phases of our Fox Wood Garden Village development to the east, connecting to Fox’s Bank Lane, in line with the road hierarchy set out in the Halsnead Garden Village Masterplan.
Pedestrian and cycle access will also be provided in accordance with the masterplan and will allow safe and sustainable access to the site and connectivity with the wider Halsnead Garden Village and nearby facilities in Whiston, including schools, healthcare facilities, supermarkets and the railway station.

Drainage
Comprehensive investigations and surveys are ongoing, and will result in a detailed flood risk assessment and surface water drainage strategy.
These measures ensure that a suitable drainage solution is implemented for the development.
Ecology
A large green corridor is planned to the south of the site, linking the development with nearby woodland and Big Water. This space will include footpaths, planting, and natural drainage features, creating an environment for both people and wildlife.
Preserving and enhancing the natural environment, including supporting local wildlife, is central to our approach when planning and building new homes. Significant areas of open space and green infrastructure are proposed in line with the wider Halsnead Garden Village masterplan.
The proposals will also deliver at least 10% biodiversity new gain through on-site habitat creation within the southern green corridor. In addition, green buffers are also proposed to the west and north of the site to provide separation from surrounding woodland and Halsnead Park, helping to protect existing landscape features while creating a connected network of natural spaces for the community.

Economic benefits
New homes bring wider benefits for the local area, supporting jobs, investment and services.
Over the estimated five year construction period, the development is expected to support around 46 on-site construction jobs, alongside opportunities for apprenticeships. The construction phase is anticipated to generate around £44.3 million in economic output, helping to support local businesses and employment.
Once complete, the delivery of 190 new homes will support the local economy through increased spending by new residents and generate over £430,000 per year in council tax contributions. The proposals will also include around £1.7 million in financial contributions towards health, education, green infrastructure and community facilities within Halsnead Garden Village.
