We have received a resolution to grant planning permission for a new residential development of 107 homes on land off Gloucester Road, Cheltenham.

  • Land off Gloucester Road

    We have received a resolution to grant full planning permission for a development of 107 high-quality homes on land off Gloucester Road in Cheltenham.

    This permission is subject to the signing of a Section 106 agreement, which sets out financial contributions which we will make towards improving local services, facilities and infrastructure in conjunction with our development.

    We are working with current landowners, Travis Perkins, to conclude this agreement so that full planning permission can be finalised and the development progressed.

    Our planning application was submitted to Cheltenham Borough Council in January 2013 following a public consultation in November 2012. A parallel planning application was also submitted for the relocation of Travis Perkins to a new site in Tewkesbury Road. Both planning applications require approval before our proposed development can go ahead.

  • The development site

    The proposed development site covers an area of 2.47 hectares and is currently occupied by Travis Perkins builders’ merchant.

    It is located to the west of Cheltenham town centre, approximately 1km from the centre’s shops, bars and restaurants, and is a short distance from Cheltenham Spa railway station.

    The site comprises a group of buildings used by the current occupier for storage, a showroom and production.

    The site is bordered by Gloucester Road, a largely residential street, to the north and a large one-storey office building lies at its western boundary. To the east, the site borders the rear gardens of residential properties along Malvern Road. A public footpath runs along an old railway line at the southern boundary, known locally as the Honeybourne Line.

    The land slopes gently southwards towards the railway footpath.

    We are promoting the site for residential development as the existing Travis Perkins site is too large and no longer meets the company’s needs. We feel the Gloucester Road site is more suited to residential development due to its highly sustainable location with excellent links to the town centre.

     

  • Our proposals

    Following discussions with Cheltenham Borough Council, we developed a masterplan for our proposed Gloucester Road scheme which has been shaped through public consultation.

    The scheme has been designed to work within the constraints and opportunities of the site to create a sustainable residential development that reflects the characteristics of the neighbouring properties.

    Key elements of the proposed development are as follows:

    • 107 new homes
    • 16 affordable homes
    • A mix of 2, 3 and 4-bedroom houses and apartments
    • Access via improved Travis Perkins entrance off Gloucester Road
    • Three new footpaths linking development to Honeybourne Line
    • New homes designed to complement surrounding residential development
    • Drainage measures to manage surface water run-off
    • Enhanced landscaping on Gloucester Road
  • Local contributions

    Should our planning application be approved, we will provide a number of contributions towards community facilities and local infrastructure as part of our proposed Gloucester Road development. Details of these contributions will be agreed with the relevant local authorities at a later stage.
