We are currently preparing a reserved matters planning application for a new residential development of 262 homes on land to the south of Sutton Stop.
The site benefits from an outline planning consent (W/22/3307272) which was granted on 3rd March 2023 by Coventry City Council which agrees the principal of the development of the site. Our reserved matters application is for the detailed layout of the scheme.
It is important to us to hear the views of the local community and key stakeholders so we can incorporate feedback into our plans for the development.

This online consultation will run until Sunday 14 July 2024. An in-person consultation event will take place on Monday 8th July at Novotel Coventry M6 J3, Wilsons Ln, M6, Longford, Coventry CV6 6HL from 14:30 to 18:30.

Homes Proposed
Our proposals are for 262 homes, comprising one- to four-bedroom properties. 25% of the homes will be affordable housing, including a number of First Homes which will be sold as discounted market dwellings.
Homes are proposed to be 2 to 2.5 storeys high, with some 3 storey apartments. There will be a mix of detached, semi-detached, terraced and apartments, giving options for a wide range of buyers.
Highways
Highways impact assessments were undertaken as part of the approved outline planning application which show no significant adverse impacts on the surrounding road network.
As part of the scheme, as approved by the outline consent, a new access including emergency access will be formed onto Grange Rd and offsite upgrade works will be carried out to the Longford Rd/Oakmoor Rd Junction.
Local Infrastructure
As part of our development, Taylor Wimpey will be making financial contributions totalling over £2,500,000 towards local infrastructure which are secured through a s106 agreement.
This includes:
• Contribution towards local Education of over £1.2m
• Contributions to local highways upgrades of over £850k
• Contribution towards NHS of over £200k
• Contribution towards sustainable transport schemes of over £80k
• Travel Voucher for each dwelling of £590
Connectivity
New paths will connect up with existing public rights of way, to provide connectivity through the site. There are Public Rights of Way and two claimed right of way paths that cross the site. Some sections will remain in-situ and other sections are to be diverted.
Ecology & Sustainability
Taylor Wimpey is committed to building greener, healthier homes for us all. From energy efficient fixtures and fittings, to cutting our carbon emissions, and enhancing existing green spaces, we build sustainability into everything we do.
The development will achieve a Biodiversity Net Gain, in compliance with the Outline Planning Consent. Ecology surveys have been undertaken, and appropriate mitigation will be incorporated into the scheme, where required.

Previous use
The site was historically the site of Victoria Brick Works. More recently the land has been utilised as grazing land.
Open space
The site will provide public open space including a play area, incorporating walking and cycling routes around the scheme.

Following this consultation, we will collate feedback and update our proposals as necessary. We are working towards a planning submission in July 2024.
