We are currently preparing a reserved matters planning application for a new residential development of 230 homes on land off Lancing Road, Bulkington.
The site benefits from an outline planning consent which was granted on 3rd October 2023 by Nuneaton and Bedworth Borough Council which agrees the principal of the development of the site. Our reserved matters application is for the detailed layout of the scheme.
It is important to us to hear the views of the local community and key stakeholders so we can incorporate feedback into our plans for the development.

This online consultation will run until Friday 18th October 2024. An in-person consultation event will take place on Thursday 17th October 2024 at Bulkington Community & Conference Centre, School Road, Bulkington, CV12 9BJ from 2:30pm until 7pm.

Layout
We want to create a thriving new community in Bulkington.
Our plans include a range of one- to five-bedroom properties. 25% of the homes will be delivered as affordable housing which will be delivered as a mix of affordable rented properties and First Homes.
Three attenuation basins will be installed across the site as part of the Sustainable Urban Drainage System (SUDS). These basins are designed to store surface water for a 1 in 100-year event and a 40% improvement on potential climate change effects. Water treatment will also improve the quality of the water leaving the site.
A landscaped buffer has been included around the perimeter of the site to reinforce the boundaries of the site. This will be planted with suitable species in order to achieve a Biodiversity Net Gain on the site.
Homes proposed
Our proposals are for 230 homes, comprising one- to five-bedroom properties.
All homes are proposed to be 2- or 2.5-storeys high with two blocks of 3-storey apartments. There will be a mix of detached, semi-detached and terraced designs, giving options for a wide range of buyers.
Elevations have been designed by taking inspiration from the surrounding area, designed to complement the existing properties on Bramcote Close, Lancing Road and Nuneaton Road.
Ecology
The development will achieve a Biodiversity Net Gain, in compliance with the Outline Planning Consent. Ecology surveys have been undertaken, and appropriate mitigation will be incorporated into the scheme, where required.
Highways
Highways impact assessments were undertaken as part of the approved outline planning application which show no significant adverse impacts on the surrounding road network.
Local infrastructure
As part of our development, Taylor Wimpey will be making financial contributions totalling over £3.2 million towards local infrastructure which are secured through a s106 agreement.
This includes:

• Contribution towards local Open Space, Sports & Recreation
• Contribution towards local Bus Stops & Public Transport
• Contribution towards Highways & Road Safety
• Contribution towards local Libraries
• Contribution towards Footways, Cycleways & Public Rights of Way
• Contribution towards Bulkington Village Centre
