About the site
The site comprises approximately 9.53 hectares (23.54 acres) of agricultural land, situated between Montague Road to the north and the A426 Rugby Road to the south. It is bordered by Cock Robin Wood to the east and further agricultural land, along with Alwyn Road, to the west. The site forms part of the wider South West Rugby residential allocation as outlined in the adopted Rugby Borough Local Plan. It is anticipated to accommodate up to 195 high quality new homes, with access provided via a roundabout that will form part of the new Homestead Link Road which recently received planning permission in February 2025.
The development is Situated between Montague Road and the A426, and just 3km from Rugby Town Centre, the development benefits from excellent transport links and proximity to local amenities in both Rugby and Dunchurch.

Thank you to everyone who attended the public exhibition at Dunchurch Sports & Village Hall on Wednesday 27th August 2025. The event was a chance to view more details about the proposed development and speak directly with our team.
We’re committed to engaging with the local community and shared a series of exhibition boards outlining our approach to bringing the site forward. A full planning application will be submitted to Rugby Borough Council in due course.
