New homes coming soon to Brackenway, Formby.

Our approved development includes 262 high quality new homes, in a range of 2, 3 & 4 bedrooms, to meet the local needs in the Formby area. 

The development is located off Brackenway in Formby, Merseyside and boarders onto the Lancashire Wildlife Trusts Freshfield Dune Heath Reserve, a local wildlife reserve. Through an extension of the local nature reserve to the north of the development, Taylor Wimpey will deliver approximately 36 areas of open space, including grassland and balancing ponds. In addition, a number of improved facilities are included, comprising of a local play area, pedestrian and cycle connection and upgrades to the Formby bridleway.

Taylor Wimpey was granted Reserved Matters Planning Permission for 262 new homes in February 2023, following Outline Permission being granted by Sefton Metropolitan Borough Council in December 2021. The site was acquired by Taylor Wimpey in October 2024, work on site will commence in 2026. The planned development is in accordance with local policy and will be 2 storey built in a combination of mews, semi-detached and detached styles.

As part of the planning consent for this development, a number of new homes may have been designated as affordable housing. Where applicable, these properties will remain as affordable housing tenure and are specifically shown to make it clear that they are not available for general sale. The remaining homes on the development are available for open market sale, including “bulk sales” (meaning the sale of more than one home to a single purchaser) to purchasers, who could be private individuals or another type of purchaser (for example local authorities, housing associations or other commercial landlords), and therefore the mix of tenures on a development may change.
