We aim to provide 270 high-quality new homes in a mixture of 2, 3 & 4 bedroom styles to meet the local need in the Formby area.
Taylor Wimpey were granted Outline Planning Permission for up to 286 new homes in January 2022, following the site being allocated for housing in the Sefton Local Plan in April 2017. The homes proposed are in accordance with Formby and Little Altcar Neighbourhood Plan (Policy H4 – Housing Mix) and will be 2 storey and built in a combination of mews, semi-detached and detached styles.
The site is located off Brackenway in Formby, Merseyside. The top of the site borders onto the Lancashire Wildlife Trust Freshfield Dune Heath Reserve and is roughly 2 miles from Formby Beach. The plot of land was previously used for agricultural purposes with most recent use as horse paddocks.
The proposed scheme will be built in one phase and will deliver approximately 36 acres of open space, delivered through an extension of the local nature reserve to the north of the development as well as open grassland and balancing ponds created onsite.
Proposals include the provision of a number of improved facilities to be used by the local community, including a local play area, additional open space with pedestrian and cycle connections, an extension to the local nature reserve and upgrades to the adjacent Formby bridleway.
Taylor Wimpey has submitted a planning application to Sefton Metropolitan Borough Council. This includes a detailed layout, landscaping design of the site, and the appearance and design of the new houses.

As per the S106 Agreement Taylor Wimpey will pay £178,200 towards Sefton Coast Mitigation fund. The proposed scheme also includes a new onsite play area, improved footpath connections throughout the site and to the local nature reserve to the north of the site, upgrades to the footpath and signage along Formby Bridleway and pedestrian improvements along Deansgate Lane North.

Specifically for this proposed development each house will be fitted with an electric car charging point. Additionally, in accordance with Taylor Wimpey's Sustainability Policy bird and bat boxes will be fitted throughout the site alongside additional biodiversity measures including bee hives and hedgehog highways.
