Welcome to semi-rural living at Union View.
Situated on the southern fringes of the historic market town of Warwick, Union View will be a stunning new community.
This site will provide a new residential development of up to 150 new homes, and will feature a range of 1-5 bedroom homes and each home will be unique, perfect for families – with 40% to be provided as affordable housing.
Union View is situated within a network of green spaces linked to the wider countryside, yet within easy reach of the town centres of both Warwick and Royal Leamington Spa. Union View will provide a vibrant, sustainable, healthy and community focussed new neighbourhood suitable for everyone.
The architecture of the site will take consideration for the local vernacular and the Design & Access Statement approved as part of the Outline Permission. The vision will be a distinctive place creating a sustainable community, with character areas with a well connected parkland.

The master plan
The majority of the houses will be two storey, with a mix of detached, semi-detached and terraced properties to provide new homes for a variety of people.
The appearance of the new homes will be reflective of the local area, materials will be used to not only complement but enhance the area of Hatton. The homes will incorporate a variety of brick colours, render, weatherboarding and roof tiles. Chimney’s have also been included on certain key properties on the site.
About our proposals features
Before we start designing a new scheme, we complete an assessment of the site and surrounding area as they are now. We record those features that will need to be considered in our design approach.
The main access point to Union View will be provided by the Birmingham Road (A4177). To the east of the site is a public footpath which leads from Charingworth Drive to Birmingham Road, for those looking to access the site on foot.
A Construction Ecological Management Plan and a Landscape and Ecology Management Plan have been developed to maximise the protection of the species and habitats identified at the site.

During the construction period, an Ecological Clerk of Works will liaise with site personnel and the Local Authority, monitor site works and advise on the locations of ecological constraints.
Ecological enhancements will include the installation of bat tubes in some of the new houses, holes for hedgehogs in some of the new fences, and the erection of bird boxes and sparrow terraces.
New grassland and wildflower habitats will be established on site to provide cover and foraging opportunities for amphibians, reptiles and other wildlife. Log piles will be created around the new attenuation basin to provide sheltering opportunities for reptiles and amphibians. New native hedgerows and trees will be planted across the site.

History of the site
Union View lies to the north of Birmingham Road on the east side of the settlement of Hatton Park. Hatton Park was the location of the Central Hospital from 1846 to 1995. The development of a new village began in 1997.
Prior to development, the Union View site was arable farmland. To the north of the site lies the ancient woodland called Smith’s Covert.
