    Our site forms part of the wider HSG19 site as allocated for residential development in The City of Edinburgh Council's Second Local Development Plan. The LDP allocates the wider site for 1700-2000 new homes.

    We have detailed planning permission for a residential development of 250 new homes together with associated landscaping, open space and access.

    What's proposed?

    Our development at West Craigs is compliant with the design principles applicable to our site as set out in the Local Development Plan including:

    • a new 30m wide green network link that is to be provided through the site;
    • the entirety of Craigs Road should be widened on the southern edge to facilitate all vehicle movements;
    • development must respect the ridgeline of Craigs Road and elevated slopes within the site;
    • provision of new woodland and grassland habitat (30m depth) to create a strong green belt boundary adjoining Craigs Road along the northern edge of the site;
    • a choice of two bedroom apartments, two bedroom bungalows, two and three bedroom terraced and semi-detached homes as well as three, four and five bedroom detached homes;
    • the range of affordable homes will provide a mix of two bedroom apartments as well as two and three bedroom terrace and demi-detached homes.

    Community Benefits

    Our Section 75 Agreement with The City of Edinburgh Council will deliver: £3,742,000 on education capacity; £755,000 towards transport improvements including a crossing on Maybury Road and contributions towards upgrading the Maybury and Barnton junctions.  There will also be £187,000 made available for trams and £102,000 towards a new pedestrian bridge at Edinburgh Gateway Station.

    News and updates

    • March 2021 - Our pre-construction work has started and we will keep the local community updated on our progress.
    • January 2021 - We have acquired the land off Maybury Road on the outskirts of west Edinburgh to deliver our development of 250 new homes, 25% of which will be affordable.  Pre-construction work at our West Craigs development will start within the next few months.
    • May 2020 - Detailed planning permission for 250 new homes has been secured from The City of Edinburgh Council for our land off Maybury Road on the outskirts of west Edinburgh.
