Stamp duty rates in the UK are set to change after 31 March 2025. The temporary adjustments to the stamp duty thresholds that were introduced in September 2022 will expire on that date.
Specifically, the nil-rate threshold for stamp duty on residential properties will revert from £250,000 to £125,000. For first-time buyers, the nil-rate threshold will drop from £425,000 to £300,000, and the maximum property value for which first-time buyer relief can be claimed will decrease from £625,000 to £500,000.

Family upgrades to dream home at Greendale Park
Julie Middlemiss and her partner Alan and daughter, previously lived close by to the Bedlington-based development. They adored the peaceful and semi-rural location but were eager for an upgrade.
Julie explained, "We previously lived close by to Greendale Park but we were itching for something new! We didn't want to move too far as we love the rural-feel the area holds and we still wanted to be within walking distance to the town's amenities, so we chose the development for the best of both worlds. Our home is surrounded by beautiful scenery and is within walking distance to the local shops and schools which is perfect for us."
"We chose a new build as we were ready for an upgrade and were keen to have a home with energy efficient features like solar panels; these have already reduced our energy outgoings."
“We had our hearts set on this home so we didn’t want to waste any time. We decided to go down the part exchange route as this suited our needs at the time - it made the process quicker and removed the stress of the selling process so we could concentrate on the buying side of things,” said Julie.
Julie and Alan qualified for the scheme and were able to trade in their old property for something new. This eliminated the usual stress of negotiating prices as well as reducing estate agent fees and any delays. Julie highly recommends the scheme for a number of reasons, "There were no estate agents selling fees involved, no pressure to quickly sell our previous home and no worries about a potential sale falling through and jeopardising our purchase.
