Stamp Duty savings are ending soon..
Stamp duty rates in the UK are set to change after 31 March 2025. The temporary adjustments to the stamp duty thresholds that were introduced in September 2022 will expire on that date.
Specifically, the nil-rate threshold for stamp duty on residential properties will revert from £250,000 to £125,000. For first-time buyers, the nil-rate threshold will drop from £425,000 to £300,000, and the maximum property value for which first-time buyer relief can be claimed will decrease from £625,000 to £500,000.

We challenged Seaham Trinity Primary School to design us a new flag to put on display at Seaham Garden Village. Harry was our chosen winner and came along to see his winning design being installed. Well done Harry!
Seaham Trinity Primary School were challenged to design a vibrant and imaginative welcome flag which is now flying high at the entrance to the homebuilder’s Seaham Garden Village development.
The pupils created a range of colourful entries that represent the seaside town, giving the Taylor Wimpey team a tough decision to make. Harry Rowland was crowned winner of the competition with his imaginative design and was able to see his winning flag take pride of place at the development entrance.
Elisabeth Lee, Headteacher at Seaham Trinity Primary School, said: “Our pupils had the opportunity to unleash their creativity in Taylor Wimpey’s fun flag design competition. They thoroughly enjoyed the challenge and it really made all of us feel part of the new community!”
Sarah Whittingham, Sales and Marketing Director at Taylor Wimpey North East said: “We were thrilled to invite pupils at Seaham Trinity Primary School to take part in our flag design competition. We’re always seeking ways to get young people involved in the work we do which allows us to build strong community ties. The competition shows just how talented the pupils are and it was brilliant to see the winning flag fly high.”

The team at Taylor Wimpey North East’s Seaham Garden Village development are eager to welcome potential homebuyers and show what life in Seaham can offer. Meet Brad, the devoted Site Manager, and Emily, the Sales Executive at Seaham Garden Village. Together, they bring their personal touch to this vibrant development.
Located on Durham's heritage coast with breath-taking views and almost half of the overall development dedicated to open green space and landscaped areas, Seaham Garden Village really is the perfect place to call home. The development is in the perfect location with the town centre only 1.8 miles away offering a variety of shops, restaurants, and bars. The popular Seaham Harbour Marina is 1.6 miles away and the rail station is 2.1 miles away. With plans to build a primary school, innovation centre and a community hub, the development will foster a sense of community and convenience.
Emily, our vibrant Sales Executive, hails from Sunderland, and she stepped into her role in the summer of 2020. Emily elaborates on her responsibilities, saying: "My days are filled with progressing reservations through to exchange and providing customers with excellent quality customer service by enhancing their knowledge of Taylor Wimpey homes and how energy efficient they are. I love working with customers from initial enquiry, to discussing house types and styles to help progress their journey through to reservation and then to move in day."
Emily is a newcomer to the Seaham Garden Village team, but her experience extends to other Taylor Wimpey developments and she is looking forward to seeing this development and community grow over the coming years. When asked about Seaham, she says, "I love the beach, the coastline is beautiful, ideal for walks if you like the outdoors. I like how the area has lots of amenities to hand, Byron Place Shopping Centre and Dalton Park both of which have a range of shops. Seaham has good bars and restaurants, my favourite being Ashoka. As well as this, you also have Seaham Hall Hotel & Spa nearby which offers their Ozone restaurant, spa facilities and gym.”
Emily explains the favourite part of her job: "I love guiding customers through their home buying journey from when they reserve, helping them choose the main feature in their home, whether that be their kitchen or tiling, then seeing them move into their dream home.”
Starting as a joiner on sites, Brad has been a member of the Taylor Wimpey team since 2020 and worked his way up to becoming a Site Manager. As he puts it, “My role here is all about overseeing every aspect of Seaham Garden Village. I'm responsible for managing the site materials, work, and safety on site, overseeing the construction of houses according to schedule while ensuring safety and efficiency. This involves managing quality and costs, maintaining health and safety standards on-site, coordinating with contractors, and controlling materials.”
Brad joined the Seaham Garden Village team in May 2024. Prior to this, he brought his expertise to other Taylor Wimpey developments, including a timber frame project at Woolsington that won an inspiration award. He also worked on Holystone, where he earned an NHBC Pride in the Job award. “What I love most about Seaham is that it's a nice seaside town with great transport links by road and rail, and it enjoys some great scenery along the coast,” Brad shares. Being from Seaham, he finds it rewarding to contribute to building a significant new area that should boost the local community.
When asked about his favourite part of the job, Brad said, “I enjoy the different challenges I face every day and seeing a finished product from what was once an empty piece of land. There is a sense of pride in knowing you built a house for someone who will make it a home for many years.” In his spare time, Brad enjoys rugby and sports in general.
With Brad and Emily leading the way, Seaham Garden Village is not just a development; it's a community where dreams are nurtured, homes are found, and personal connections are made.
