Taylor Wimpey and Calco 101 Limited have submitted an outline planning application to Peterborough City Council for a new residential development of up to 870 homes on land to the east of Newborough Road, Peterborough.

    The land controlled by Taylor Wimpey and Calco 101 Ltd comprises approximately 36 hectares or 80 acres. The land will be accessed from Newborough Road, which will form part of the western boundary of the proposed development. The northern boundary will run alongside Car Dyke. A greenspace buffer of between 30-100 metres is proposed between this ancient monument and the proposed development in order to respect its setting. 

    The site will provide a new primary school and a local centre. It will also contain open spaces and green corridors, and will provide new pedestrian and cycle links.

    What's proposed?

    Access to the site will be taken from Newborough Road. Land for a new primary school will be at the heart of the development, close to the proposed local centre and areas of open space. To the north of the site, there will be a green buffer running alongside Car Dyke.  Further areas of green and open space will be found to the east of the site and along the southern boundary.

     

    It is proposed that the outline planning application will include the following:

    • Up to 870 new homes
    • A new two form entry primary school with playing fields
    • A local centre providing community facilities
    • Access via Newborough Road
    • New pedestrian and cycle connectivity
    • A central open space and green corridors
    • Tree retention and new landscaping
