    Taylor Wimpey have now gained planning approval for 89 dwellings with the site to be accessed from Leeds Road serving the 89 dwellings.

    About the site

    The site at Newton Hill is approx. 1.5 miles north of Wakefield City Centre and is situated just south of Outwood, off the A61 Leeds Road.

    A regular bus service is provided on the A61 and train stations are in nearby Outwood and the city centre.  The site is also within 3 miles of junction 41 of the M1.  The developable area of the site is 6.74 and is surrounded on 3 sides by existing dwellings with one side bounding the Greenbelt.

    The development will incorporate approximately 89 dwellings, which will consist of 2, 3 & 4 bedrooms in terrace, semi and detached format.  The majority of the properties will be 2 storey in height in addition to a few 2 ½ storey types

    Vehicular and pedestrian access will be gained from Leeds Road, with the new estate designed with a looped road network, however pedestrian access is proposed to Second Avenue & to the eastern boundary.

    The existing profile of the site will have to be adjusted to aid development, this will include a reduction in height of the field by removing a large amount of material.

    The site will be landscaped with new trees, in particular to the boundary with the greenbelt.

    Community benefits

    A community infrastructure levy (CIL) will be payable by Taylor Wimpey which equates to £55 per square metre of floor space.

    8 Affordable properties including a disabled bungalow will be provided on site.

    News and updates

    Following the withdrawal of the application in 2017 a new application was submitted on 12th March 2020.

    A public consultation is being held via a leaflet drop to attain comments on the new proposals – February 2020.

    Full planning approval was gained for 89 dwellings dated 22nd December 2020.


    Work on site began in March 2021.
