Taylor Wimpey are intending to submit a planning application for circa 84 dwellings.

  • Overview

    The land situated at the end of Second Avenue, Newton Hill, Wakefield is in the ownership of Taylor Wimpey. Although the land is currently leased by a local farmer it is allocated for housing by Wakefield MDC.

    The site is proposed to be accessed from Second Avenue and approx. 84 dwellings are proposed.

  • About the site

    The site at Newton Hill is approximately 1.5 miles north of Wakefield City centre and is situated just south of Outwood, off the A61 Leeds Road.

    A regular bus service is provided on the A61 and train stations are in nearby Outwood and the city centre. The site is also within 3 miles of junction 41 of the M1 motorway. The developable area of the site is 6.74 acres and is surrounded on three sides by existing dwellings with one side bounding the Greenbelt.


  • Our Proposals

    The development will incorporate approximately 84 houses, which will consist of 2-4 bedrooms in terrace, semi and detached format. The majority of the properties will be 2 storey in height in addition to a few 2.5 storey types.

    Vehicular and pedestrian access will be gained from Second Avenue, with the new estate designed with a looped road network.

    The existing profile of the site will have to be adjusted to aid development. This will include a reduction in height of the field by removing a large amount of material.

    The site will be landscaped with new trees, in particular to the boundary which borders the greenbelt land.

    An amount of affordable housing is proposed but is subject to agreement with Wakefield MDC.

  • Community benefits

    A community infrastructure levy (CIL) will be payable by Taylor Wimpey which equates to £55 per square metre of floor space.

    The site will provide a number of affordable homes and in addition a financial contribution will be paid towards off-site public open space, which will be agreed with Wakefield MDC.
