We have prepared proposals for a development of 150 new homes on land off Birmingham Road in Hatton.

    Land off Birmingham Road, Hatton

    We have drawn up proposals for a new development of 150 high-quality homes on land North of Birmingham Road, Hatton.

    The site sits among a small residential development in the heart of Hatton called Hatton Park. It is bordered by arable fields to the North and East and partially to the South.

    The site is subject to adoption in the Warwickshire District Local Plan during September. We propose to submit a Full planning application for a residential development. The application will seek to deal with all detailed issues including Drainage, Landscape, Noise, Ecology, Sustainability and Infrastructure.

    Under our proposals, 40% of the new homes on our development will be provided as affordable housing, to be administered by a council-approved housing association for local people in housing need.

    Our application site lies to the North of Birmingham Road, currently surrounded by predominately arable fields and very little residential development in the heart of Hatton. From walking distance to the South of the site is Hatton Locks. The approximate gross area of the site is 7.52 hectares (18.6 acres).

    The site is currently proposed in the Inspector's report for adoption under the Warwick Local Plan dated 28th July 2017. This puts the site forward for future development with the intention to support increased housing need in the local area.

    It is our intention to submit a Full planning application that will define all the necessary principles to support a development of 150 new homes.

    Our development is designed to work within the constraints and opportunities of the site. It is a scheme that respects the area’s surroundings and will evolve following a thorough planning assessment.

    At present, our proposals include the following key elements:

    • 150 high-quality new homes

    • A mix of property styles and sizes to suit people in a range of circumstances

    • A SHMA (Strategic Housing Market Assessment) compliant mix of homes including one, two, three, four and five -bedroom properties

    • A 40% provision of affordable housing including one, two, three and four-bedroom homes as well as bungalows with 15% of that being shared ownership

    • Public open space including an area of play and footpath connections

    Community Benefits

    The Section 106 agreement includes the provision of affordable housing (40%) plus many other economical benefits associated with this proposed development. These include financial contributions to be made towards a range of local facilities.
